Student properties HQ primary function is landlord’s satisfaction. Throughout lettings there are recognisably two clients of relevance, number one being the landlord and number two the tenants. As much as they should be viewed in that particular order, sometimes this is very much not the case.
Student Properties HQ is proudly different in so far as we consider the Landlord and there assets to be our primary concern and know far too well the implications of not protecting your investment, after all that is and will remain the first rule of any business. As landlords, historically you have been and will remain our investment and we have a duty to always act in your favour without exception!
Landlords Fees
Property Let only service 7% of monthly rent
Administration Fees for tenants
Administration fees £150 (share of cost of considering tenants’ applications, references and preparation of the tenancy agreement)
Renewal administration fees £100 (when a tenancy is renewed tenancy after expiry of the initial term)
Tenancy Deposit Scheme we charge £45
Abortive fees (if an offer is agreed by you, you instruct us to proceed with formalities and then you withdraw) £250 other costs incurred by us may also be charged
Debtor Management service £105 per hr (minimum of one hour, then charged in units of 15 minutes at £27.54 and is chargeable for all travel time)
Disbursements for travel charged at cost (with mileage at 54p per mile)
Renewal/replacement of contents/fixtures/fittings £75 / 12% of cost (Whichever is greater)
Key cutting £25 (to arrange key cutting)
All other tasks £60 per hr unless otherwise stated (for tasks outside our normal services, for example: debt.
